Investors - Whether you are new to the business or have been around for years I'm your best bet. I've short-platted properties, bought at the auction, done short sales, managed multi-unit buildings...and most times I can look at a home and tell you within 5 minutes what big ticket repairs are needed.
Condo Buyers
Buying a condo is as easy as buying a home EXCEPT!!! It is critical that you know the building history...is it a conversion? If so was it originally built as a condo? Did you know the condo construction laws changed in the mid-80's...HUGE differences in construction practices! You have a right by law to look at the resale certificate on condos...you have the right to walk away if you don't like what you see. You need to review the association reserves, the percentage of renters and percentage of renters allowed, pet restrictions, and most importantly the past meeting minutes!!! The past meeting minutes many times will highlight future issues that may arise - aka special assessments.

Inspections
Get One - It is that simple. Yes it could cost you up to $500...but that is a small fraction of what you are investing. Yes you may be able to do it yourself, I know I could, but I still hire an inspector. This could be the best $500 you spend...and if you find nothing then it was $500 for a little piece of mind.
